Is it unrealstic to buy a home this way?

I want to buy a home at the end of the year. As a single parent of three I am determined to buy a home b/c I cannot afford the growing rents in my area. I have credit blemishis, and I am currently working two jobs one at 13 dollars PT and another at 11.38 an hour FT. As a single person, will the back evaluate both incomes in hopes to buy a home or is this unrealstic. Will they evaluate court ordered child support ? I recieve about 500 a month for two of my children.

She has a great credit rating and I have mediocre rating but not terrible. Would this be enough to qualify us to buy a home for say $130,000 ballpark, maybe less? Any first time home buyers out there?
Would it be wise to see a real estate agent or is this something I could do on my own?

How would I be able to buy another home when I live in California?

I live in a coastal city in San Diego county. I am 5 miles from the beach. San Diego has the highest prices in California.

An average home is about $600,000 and I have seen one bedroom crap houses with no yards for over $400,000.

I live in a 3 bedroom, 2.5 bath condo. It is pretty much a regular house (2 car garage, yard, two story, no other units attached, etc.) only my home has a condo ownership, so its less money than a house.

My mother keeps talking about how one day my husband and I will want to move out of our home, but how will that be possible when a home here will make us house poor?

We could rent out our condo, but we would still need a huge loan. Or we could sell our home and put the money towards a new house but then we would still have a loan that is hundreds of thousands of dollars.

How is this possible? How do people afford to buy a home?

I can only see us buying a house out of state since California will bleed us dry!

Any advice?
My condo will be paid off next year. It would sell for over $400,000

The option is buy a home or buy a townhome (condos are out of the question, to apartment like). I know all about the fees associated with a townhome. I just wanted to get more opinions. My thought is that I am getting the same amount of SQ feet in a townhome as in a house but for a cheaper price. I am looking at buying a new one so I would be able to customize the interior to my liking.

Can I buy a home and not belong to a home owners association?

tassie - My wife and I have always wanted to visit Australia. Maybe my company will transfer me there (they are going after more international work lately).
Babs - I’m not looking for a gated community. I’m merely looking for a single family home that is on a less traveled road (i.e. not along a major thruway). Most of the homes have clauses that once they are in an association they can not be sold without restricting to be a member. I’m trying to find a way that I can legally purchase the home and not be a member in a home owner association. I am not looking to have any of the services provided by the association (lawn care, pool, etc…). If I wanted any of them, I’d pay for lawn care or join a club. I don’t want it associated with my home. I also don’t want to be told what I can and can’t do with the house (probably the more important aspect of the question).
